Why you pay Assessments
In your Covenants, which is in your deed, please see # 11 in reference to annual dues. It is necessary for all Property Owners to pay their association dues. The money is used for maintaining roads, purchasing equipment, maintaining the pool, the playground, Clubhouse and employees salaries just to mention a few things. The amenities are here for all "Members in Good Standing to enjoy. The choice to use them or not is yours.
Why we have Reserve Assessments
The Reserve Assessments fund spreads out association expenses more evenly. Equipment and major components must be replaced, whether the expense is planned or not.
1 - It meets legal requirments.
2 - It provides for the planned replacement of major
components.
3 - It minimizes the need for a "Special Assessment".
4 - Accounting standards require that proper
attention be paid to the replacement fund.
5 - Major road paving comes out of the Reserves.
I hope this clears up some of the confusion regarding "Why we pay assessments."

MAINTENANCE REPORT
The Maintenance Department is in full swing.
A pad has been installed in preperation for a second row of Cluster Box's.
Braces were put up around the railing on the Clubhouse Deck area for added support.
We are going to do some chipping and brush cutting soon. Notices will be posted at the Clubhouse prior to this being started. If you want brush and tree limbs chipped they must be brought to the edge of your property so we can do the work in a safe manner.
We will be filling potholes on dirt roads with 2A Modified and filling potholes on Blacktopped roads with cold patch as weather permits.
The pool is being prepped so we can open Memorial Day Weekend weather permitting.
If you have questions about Maintenance, please call the office, or better yet show up at the Board Meetings they are held the second Saturday of every month at 10 a.m. in the Clubhouse.

911 ADDRESS SIGNS
Per Penn Forest Township Zoning Ordinance # 2010-01 all 911 Address signs MUST be posted no later than January 11, 2010.
All building number shall be placed on a substantial permanent post or mailbox, located at the end of the driveway servicing the property identified by the building number, nearest the road, off of the road right-of-way, and at least three (3) feet in height above the adjacent ground. No building numbers shall be placed on rocks, trees or other objects of nature.
